This large corner site consisted of an architecturally elaborate two-story building underbuilt by 50,000 square feet. The proposed solution was to retain the perimeter wall and footings, preserve and restore the street facades. This eliminated structural work adjacent to the subway tunnels.
A new, deeper cellar and foundation were excavated behind the street walls to support an eleven story steel building, utilizing the full development rights to achieve 180 rooms. The metal panel facade of the upper building contrasts with the older base, but incorporates its window and awning motifs.
