The development of an entire city block included three residential buildings, a 25-story tower and two 15-story buildings, comprising 500,000 square feet, 350 market-rate condominium and subsidized rental apartments, retail, parking garage, plaza, and waterfront esplanade.

The site was the long abandoned and ruined Schaefer Brewery. The process included rezoning from manufacturing to residential use, environmental investigation and remediation, archaeological study, development of affordable housing program with a non-profit affordable housing sponsor, special permit and certification by the City Planning Commission, site planning, design of the public waterfront esplanade and upland connection with city agencies, replacement of the East River bulkhead in coordination with city, state and federal agencies, architectural design and development, structural, civil and mechanical engineering, landscape architecture, and multiphase construction administration
